Bay Street Emeryville officially announces “Bay Break Dining Terrace”, other retail and entertainment tenants
Bay Street Emeryville landlords, CenterCal Properties, have officially announced their new slate of tenants for what they call the “Bay Break Dining Terrace.”
The renovated upstairs dining area will feature bay views with plenty of outdoor seating, fire pits, bar games, programmed lounges, and a robust audiovisual system.
The revamped lineup of restaurants below will offer a variety of cuisines as well as craft beer, wine and cocktails.
The announcement of these upgrades comes after the recent approval of a grocery store through the city which will serve as the anchor for the south end of Bay Street.
“Bay Street Emeryville’s vision is to create an inviting and vibrant experience that can meet the needs of all of our customers and the communities we serve, whether it’s shopping, dining, entertainment or even access groceries and basic necessities,” said Craig Ramey. , president of Pacific Northwest and Bay Area at CenterCal.
“The launch of the new Bay Break Dining Terrace at Bay Street Emeryville and the welcoming of a grocer underscores this vision and marks the start of a new chapter for the community as we renovate and build new future amenities that meet to what customers are looking for: a practical and dynamic destination to spend and enjoy time with friends and family.”
With the recent opening of South Bayfront Pedestrian-Bicycle Bridgeshoppers will have convenient access to walk, bike or drive to the new grocery store once it opens.
The renovations will also include a public plaza, a protected bike path along Ohlone Street and an expanded bicycle parking lot.
The additions are a welcome sight in a mall that has seen a slow decline and is suffering from an estimated vacancy rate of over 30%.
Construction of the grocery zone is expected to begin this spring with restaurant and retail openings expected as early as September 2022.
Several businesses will close to make way for the grocery store. Pizza My Heart, Red Mango, EQ3, and Dipped (Kara’s old space) have all been removed from Bay Street Website Directory. (The Pizza Mon Coeur website note that the Emeryville location is “temporarily closed” and we have contacted Bay Street management for clarification).

Bay Break Dining Terrace Food Tenants:
Arthur Mac’s Tea Party – An independent Oakland-based beer garden specializing in local craft beer, brick-oven pizza and spicy hot wings, will open an updated concept featuring canned house cocktails after 5 years of operation at its original location across from MacArthur BART station.
Humphry Slocombe – Rebellious and unapologetic, Humphry Slocombe ice cream has its own personality and flavors that appeal to adult tastes, but are loved by all.
Chicken Sababa and Flybird – Both founded by chef/owner Guy Eshel, Sababa’s Israeli street food and Flybird’s first-class chicken are San Francisco favorites making their East Bay debut at Bay Street Emeryville.
Shake Shack – Shake Shack serves up upgraded versions of American classics using only the finest ingredients. It is known for its delicious made-to-order Angus beef burgers, crispy chicken, handmade milkshakes, homemade lemonades, beer, wine and more.
Ramen Uchiha – Uchiwa is a play on words which can mean “fan” or “house”, and similar to the colloquial Japanese “uchi-soto” which means “from within-outside” in reference to the way one treats The guests.
